Nobody WANTS to Buy a New Roof

Everybody knows that the roof over your home serves one primary purpose: to protect you from the elements.  When it’s raining, you want to stay dry.  When it’s cold, you want to be warm. When it’s hot, you want to stay cool.  As for appearance, the only good looking roof is the one you never notice.

I was having lunch with one of my good friends in the industry and we were talking about what motivates a homeowner to buy a new roof.  Her response was a bit of an eye-opener.  “Nobody ever WANTS to buy a roof”, she said. “They only buy one when they HAVE TO.  People don’t wake up and say:  ‘Honey, let’s go buy a new roof today!’”.

She was dead-on correct.  Buying a new roof is a reactionary purchase. If your roof is leaking and buckets are dotting your kitchen floor, you need a new roof NOW!  Unlike most home improvement decisions, the homeowner is immediately on the defensive and at the mercy of the roofing industry.

If you talk to friends and neighbors who have been through the process, you will have probably heard all of the following:

  • “It’s going to be more expensive than you think”
  • “The prices will be all over the map”
  • “The sales people will sit in your house for hours during dinner time and pressure you into buying that day”
  • “Just get it repaired; it’s much cheaper”
  • “Make sure they pull a permit”…. “Don’t let them pull a permit”
  • “You HAVE to get the best warranty” … “The warranties are a joke; they don’t cover anything”
  • “Keep your existing skylights” … “Make sure you replace the skylights”
  • “Insurance will cover it” … “Your roof isn’t covered by insurance”

  4. Propose the best possible solution to ensure that their roof will never leak again and provide the best ventilation and energy savings possible. If a repair is an option, we will outline the pros and cons of doing a repair instead of installing a new roof.
  5. Ensure they understand the schedule of the project, and our policy about keeping their yard clean and removing all debris. We show them our license and insurance and ALWAYS PULL A PERMIT.

With all of the crazy TV roof ads for 50% off, 0 down, $99 a square, and so on, how can a homeowner filter through it all to know what they should be paying and what is ACTUALLY a good deal?

Let’s just talk common sense. Do you think I could stay in business giving you 50% off every roof? If my price per square (a square is 100 square feet of shingles) is much lower than everyone else’s, I’m either not making any money or inflating my measurements just to make you think you’re getting a better deal.

To understand the pricing for a roof, you need to understand how contractors run their business.

They normally consider the pricing of a new roof based on how many squares are required, how much waste they anticipate, the quality of the shingles, the difficulty of the job and the condition of the existing roof and structure.

UNTIL YOU HAVE A ROOF MEASUREMENT YOU CAN TRUST, YOU CANNOT BELIEVE ANY QUOTE!

The first step is to understand how big your roof actually is and make sure that you and your contractor are in agreement. Now do I expect you to get up on your own roof with a tape measure and try to figure this out? Of course not.  Although experienced roof contractors can “guesstimate” how big a roof is by just looking at it, the best ones will get as precise as possible — it’s in their best interest to know how much material they will need.  A good roofer understands profit margin and needs to be able to provide a quote that is not only as good as possible for you, but ensures they are is still in business for years to come.

This is ONE very important reason to have multiple roofers examine your home.  They should all be within a very close range in their measurements.  If the measurements vary by a wide amount — RED FLAG! If you have 4 of them come out and 3 measurements are close to each other, and the 4th is way off, you should be concerned about what that 4th contractor is quoting.  If they don’t measure at all, kick them out!

Becoming a contractor with Hire it Done

I get contractors calling and emailing me all the time wanting to become part of the Hire it Done network.  Most of the time, they think if they contact me, cut a check and maybe send me a copy of their license they’re good to go — NOT SO FAST BUDDY!  At Hire it Done, we are very SERIOUS about our vetting process.

The first thing I do is refer a potential contractor to our 10-Point Screening Process.  I tell them to read it and if they are STILL interested, call me back.  To be honest, only about 25% of these initial inquiries will call me back.

If they are still interested, we arrange a meeting — and yes, I do personally go to these meetings.  The meeting may be at a coffee shop, our office or ideally the contractor’s office.  When we meet, we just talk shop.  I like to hear how they conduct business, what they do that is unique, how they sell, how they handle customer issues and what their growth plans are for the coming years.

Obviously, we discuss how Hire it Done works and the explore the best way that it would work for them.  At this point, if everyone is feeling that there may be a match, we kick in with our documented screening process.

A few notes about our screening process that are very important to me that make Hire it Done different than any other service are listed below:

  • Hire it Done Code of Ethics.  All contractors that sign up with us MUST sign this and more importantly, must always abide by these terms.  Very simply, contractors must treat homeowners with respect and work to provide hassle-free home improvement experience.  At Hire it Done, we are all about NO HIGH PRESSURE SALES.  If a contractor steps out of line regarding these ethics — they are out — no exceptions.
  • On-site Project Evaluation.  Most people don’t believe this, but in order to work with Hire it Done, I personally will come to a project site and check out a contractor’s work.  What am I looking for? Obviously quality is important, but what I really want to see is the professionalism on display.  Is the job site clean? Is there someone in charge who can give me an overview of what they’re doing? Are materials organized or just littered on homeowner’s lawn? Is the crew tossing cigarette butts in the flower bed? What type of material is being used and why? Are the trucks clean, professional and parked where they won’t interfere with the homeowner or their neighbors?

Assuming all of these points are passed and we start working together, we periodically follow up with random homeowners just to make sure everyone is doing what they are supposed to be doing.

Just so you, the homeowner are clear: I would never send a contractor to your home that I wouldn’t use on my own house.

Rate the Ratings!

Finding the “best” anything (hot dog, sports car, babysitter, hotel, roofer or Mexican restaurant) is not anything new.  I remember seeing my grandfather meticulously study his Popular Mechanics magazine (remember magazines!?) before buying any tools. Years later my father consulted Consumer Reports for a few months before buying a new appliance.  They would spend days upon days studying all of the options and reviews before making any decision.  Spending their hard earned money on anything of importance was not a trivial decision.

As I grew up, I would do the same thing and also talk to as many of my friends as possible to get their opinions.  One day when I was in the market for a new television, I consulted a friend of mine who had just bought a new one.  He began to tell me in excruciating detail everything to look for, what to avoid and what the latest trends were.  It was at this point, that I realized that I didn’t need to spend days upon days doing my own research, I could just ask someone I trusted who had already done the hard work for me.  Call me lazy – I call it efficient.

Today the process is radically different than it was even 10 years ago.  Now with Yelp, Amazon, Google, Yahoo, Angie’s List, Buzz Feed, Facebook, Twitter and more, finding what is the “best” is right at our fingertips at all times.  Further, these rating services have so much of our information, they can predict what we like before we even ask, and tailor their solutions so that we only get the opinions of people like us.  This was a great solution to a point; and then when reviews, ratings and recommendations became driving forces behind consumer spending, businesses and service providers learned how to game the system.

Let’s take Yelp as an example.  I love Yelp – use it all of the time.  When I first started using it, I would ask it to find the best Italian restaurant within 10 miles of my current location, and I would get a list sorted by ratings.  I would pick the one with the highest ratings, go eat and enjoy a great meal – almost without fail.  Over time, my experiences with this process (and it’s not just Yelp, same thing with Amazon reviews) changed.  I would pick a highly rated hotel (for example), and it would be crap.

Today, such blind faith seems pretty foolish; but when these services were initially hitting their stride, I didn’t worry about the number of reviews, or really bother to read more than a few.  The light bulb clicked when I was at my favorite restaurant and was reading the Yelp reviews only to see someone that had totally trashed the quality of food.  I asked the owner if he remembered this dissatisfied customer, and he told me it was the son of the owner of a competitor down the street who had NEVER even been to this restaurant.

Of course, this pendulum swings both ways and business owners “pad” their ratings with numerous friends and family members posting only positive comments.  The review wars were on and they still rage today.  If I’m going to put any validity into the reviews of a Yelp or Amazon, I need to read a lot of reviews, pick out the ones I think are legit, discard the angry ones and make my own decision – I’m back to doing my own meticulous research like my father did – so much for progress.

So what’s the best solution?  I go back to when I wanted a new TV and leaned on my trusted friend who had done all of the research.  I knew this person was an expert in home electronics, was addicted to all publications on the subject and if he recommended something that HE would buy; it would be more than good enough for me.  We all have some friends who fall into this category; whether they’re computer experts, mortgage lenders, carpenters or foodies, we know in a pinch, we can contact them and trust what they suggest. Can this be a realistic model in this age of instant networking?

Let’s say I need a new roof.  In my area, there are 100 contractors that would love the business.  How do I pick the “best” one?  Before I do anything, I need to understand what “best” means to me.  First of all, I want a roof that won’t leak, will never have to be replaced again in my lifetime, will look good on my house and will be something I can afford.  I also want it done within the next month.  Now if I had all of these 100 roofers in front of me, and a large bottle of truth serum, my initial criteria would knock the number of candidates down to 80.

So I dig a little deeper into what is important to me, all the while feeding the candidates copious amounts of truth serum.

  • Let’s say I need financing – down to 60.
  • I don’t want to pay for anything until the job is done – down to 50.
  • I want to make sure my yard isn’t trashed at the end of the job – down to 40.
  • I don’t want to get sued when someone falls off my roof – down to 30
  • I don’t want high-pressure sales tactics – down to 15.
  • I want someone who will be on time and communicate with me – down to 10
  • I want someone who will be around for the next 10 years – down to 5

Now these very un-scientific numbers are for this example only, but the point is that you need to understand what is important to you – and then you need to have the contractors agree to swallow the truth serum.  If I could do this, any one of the remaining 5 contractors would make an excellent choice – for MY NEEDS.

Back to my friend the TV expert.  I know that through his research and experience with electronics, I could tell him what was important to me, and he would act as my “truth serum” and recommend a very limited selection of acceptable TVs.  I’d buy him dinner and then invite him over to watch the Super Bowl on my new big screen.

Does Yelp, Amazon, Angie’s List, Thumbtack, Google, Yahoo or any other service provide the same level of comfort as my friend the TV expert? Of course not.  I believe the next trend in valid rating systems is going to be based on the model of your good friend the expert whom you trust to look out for your best interests, and not a mass of “independent” reviews.
